Scope of Client Services - Management of the Construction Processes

 

  1. Monitor the progress of and exact the requisite quality of performance from the Design Team, deputy inspectors, and all Project vendors.

  2. Observe the performance of all construction contractors to assure full implementation, proper execution, and compliance with the plans, specifications and provisions of the Contract Documents.  This responsibility addresses the thoroughness and quality of the completed Project.  It is not to be construed as substitutionary for any technical inspections required by any governing agency or any other deputy inspectors retained by the Owner or the specific performance required of the Architect/Design Team and Project Contractors.

  3. Assist and facilitate the Owner in responding to requests for information from the Design Team, the Project construction contractors and Project vendors.

  4. Schedule, attend, provide leadership during and follow-up on Project Construction Progress Meetings necessary for the implementation of the Project.

  5. Receive, review and process for approval all invoices for services and/or progress payments submitted by the Design Team and/or Project vendors.

  6. Process all preliminary lien notices, conditional progress releases, unconditional progress releases, conditional final releases and unconditional final releases.

  7. Prepare progress funds draw and final funds draw documents and process through the sources of construction and development funds.

  8. Process payment requests for progress and final payments to the construction contractors and vendors.  This includes full accounting for all Project transactions excluding check writing.

  9. Prepare detailed “Punch Lists” to identify missing and/or incomplete items and unacceptable work upon the contractor’s completion of the work.

  10. Assist the Owner and contractor in obtaining the Certificate of Occupancy or Temporary Certificate of Occupancy.
