Scope of Client Services - Define the Project

1. Develop and implement programs and strategies for the pursuit and completion of the Project for the Owners consideration and adoption.

2. Coordinate and interact in the communication processes between the Development Oversight Committee, Development Director and operations staff with regard to the following:

1. Planning

2. Entitlement

3. Design and engineering

4. Contract document development and production

5. Competitive bidding and contractor selections

6. Construction contract negotiation and development

7. Construction event observation and oversight

8. Contractor and vendor payments

9. Delivery of the Owner's Project for occupancy

10. Processing Contract Close-outs

3. Assist the Owner in the development and/or refinement of its definition of the program criteria governing the design of the Project. 

4. Compile a Project Budget including component and/or sub-budgets for the financial management and control of the Project. 

5. Explore phasing the overall Project as a means of accommodating short-term budget limitations or logistical conditions.

6. Provide Project budget status reports including a Report of Cash Required to Complete the Project.

7. Develop a critical path Project Schedule for the tasks required to entitle, design, permit, construct, fixturize, furnish and occupy the Project.
